PROJECT HIGHLIGHTS

Tomkins delivered Skye by Pikos, a landmark residential development commanding 100 metres of uninterrupted river frontage above the Kangaroo Point Cliffs. Built for Pikos Group under a Design and Construct contract, the development comprises three towers rising 14 storeys and 69 luxury residences: 64 three-bedroom riverfront apartments, four penthouses and the two-storey grand penthouse, Skye One. With just two residences per floor across all three towers, every home captures natural light, river breezes and uninterrupted views over the Brisbane River, Botanic Gardens, Story Bridge and city skyline.

Shared amenities include a private rooftop retreat with sky deck, outdoor kitchen and a 25-metre heated magnesium infinity pool. Achieving Practical Completion in February 2026, Skye by Pikos establishes one of Brisbane’s most distinctive residential addresses on the prestigious Kangaroo Point peninsula.

Few Brisbane sites offer this setting, and few carry its constraints. Occupying a 2,300m² site on River Terrace, directly above the Clem 7 Tunnel, the project required more than 12 months of excavation to remove approximately 24,000m³ of hard Brisbane Tuff rock and create four basement levels, with all methods approved to protect the tunnel infrastructure below.

The three buildings are deliberately separate, arranged to maximise river breezes, privacy and natural light, with a link bridge connecting Towers 1 and 2. Inside, generous open-plan living flows to broad balconies and every residence is positioned to capture the river and city outlook.

Craftsmanship is front and centre throughout. Some 18,000m² of hand-selected Classic Roman Travertine, imported from Tivoli, features alongside European oak flooring and fully integrated V-ZUG appliances, celebrating fine Italian artistry while grounding each residence in a distinctly natural, Queensland feel.

The penthouse collection extends the offering further with wine cellars, private saunas and expansive master suites. At the pinnacle sits Skye One, a four-bedroom, two-storey grand penthouse complete with its own rooftop wellness retreat, including a heated magnesium pool, steam room, sauna, gym, full outdoor kitchen and private lift and views over the Brisbane River, Botanic Gardens, Story Bridge and city skyline.

Skye by Pikos stands among the most technically demanding residential projects Tomkins has delivered: 69 luxury homes built above the Kangaroo Point Cliffs, on a constrained inner-city site directly above live tunnel infrastructure and finished to an exacting luxury standard. The completed development gives Brisbane a residential address of genuine rarity, with 100 metres of uninterrupted river frontage moments from the Kangaroo Point Green Bridge, South Bank and the CBD. This project clearly positions Tomkins’ capability at the premium end of the residential sector.
