PROJECT HIGHLIGHTS

Tomkins delivered the Sinnamon Park Medical Centre at 532 Seventeen Mile Rocks Road — a new three-storey, mixed-use commercial building providing upgraded health and wellness facilities for the Sinnamon Park community. Built for Sinnamon Park Medical under a Design and Construct contract, the 1,300m² development creates six purpose-built health and medical tenancies across three levels, including a fully fitted-out medical General Practice on Level 3.

The facility provides the community with access to a broad range of medical, surgical, wellness and outpatient treatment services. The Level 3 GP fitout includes 11 consultation rooms, a procedure room, treatment room, allied health room, sterilisation station and dedicated ambulance bay access. The development represents a significant upgrade from the previous Sinnamon Park Medical Centre, delivering purpose-fit tenancies designed around the needs of both practitioners and patients.

Constructed within a live commercial environment adjoining an active car park and occupied tenancies, the Sinnamon Park Medical Centre presented a series of site-specific challenges that required careful planning and coordination throughout the programme.

The sloping site required additional foundation works and careful management of drainage and sewage infrastructure. The team engaged an Architect and Structural Consultant to resolve the access ramp design a temporary car park was established to maintain access for existing tenants during construction. Approximately 2,014m² of concrete structure was poured to form Levels 1, 2 and 3 of the building.

A staged facade construction approach was adopted to enable the Level 3 medical fitout to commence before the external envelope was fully complete. Thorough pre-installation planning ensured seamless integration of premium-grade medical equipment throughout. Acoustic requirements for patient privacy were met across all consultation spaces purpose-built clinical finishes were delivered throughout: hand-washing facilities in every consultation room, corner guards to aid emergency access adaptable facilities for patients with disabilities and ambulant users.

A feature timber and structural steel staircase at the building entry was completed by Tomkins’ own post-completion team after the contracted stair specialist was unable to deliver on time, demonstrating the team’s capacity to absorb risk and maintain programme.

Supply shortages of cladding materials during the construction period were resolved through sourcing of suitable alternative materials without impact to the project timeline or client expectations. Neighbour management was handled proactively throughout, including temporary acoustic fencing solutions that addressed community concerns without delay to works.

The project was delivered on time and within budget, inducting 486 subcontractors across a 56-week construction programme.

The Sinnamon Park Medical Centre gives the local community access to a broader, better-resourced range of health services than were previously available on the site. With six purpose-fit medical and wellness tenancies across three levels, an accessible design throughout a clinical standard fitout built to serve both general practice and specialist needs, the completed facility represents a meaningful improvement in primary healthcare infrastructure for the Sinnamon Park area.
