Seanna Residences

Seanna Residences is located adjacent to a sea turtle nesting ground on Bokarina Beach, presenting an immediate constraint that shaped the project’s electrical and lighting design from the outset. Tomkins engaged a marine biologist specialising in turtle nesting to advise on a lighting solution that would meet the project’s residential and commercial requirements without impacting the nesting ground. Working alongside the project’s electrical engineer and design team, the resulting scheme provided full compliance with environmental obligations while delivering the quality of amenity the development required.

The development includes two residential towers rising above a shared podium, with a landscaped central courtyard at ground level and a resort-style pool deck above. The rooftop pool and amenity area feature an operable louvred pergola structure, tiled pool surround, in-pool sunbeds and landscaped garden beds with glass perimeter balustrades framing bush and ocean views. Internal finishes across the apartments reflect the premium coastal brief, including stone kitchen benchtops, freestanding baths, timber vanity cabinetry, full-height glazing and large-format floor tiling. The building lobby features a distinctive flagstone floor, pendant lighting and a double-height entry that establishes the quality of the address on arrival.

Ground-floor retail activation contributes to the community vibe of the Bokarina Beach area, with the building sited to engage the street and surrounding open space.
