PROJECT HIGHLIGHTS

Tomkins delivered Rockpool — a landmark luxury residential development on the beachfront at 154 Marine Parade, Coolangatta. Designed by national award-winning firm Joe Adsett Architects, the 13-level building comprises 21 sky homes across three, four and five-bedroom configurations, ranging from 245m² to 512m². Every residence offers east-facing ocean views over Rainbow Bay and Snapper Rocks, with several also capturing westward views across the Tweed River.

Built under a Design and Construct contract, Rockpool delivers a level of architectural quality and finish rare in the Queensland apartment market. The development includes 18 half-floor sky homes and three exclusive full-floor penthouses, along with a full suite of resident amenities: a private heated lap pool, sauna, gymnasium, residents’ lounge, beach lockers, surf storage and private office spaces.

Rockpool is a 13-level luxury residential building on a 1,193m² beachfront site at Rainbow Bay, Coolangatta — one of Australia’s most sought-after coastal addresses. The development comprises 18 half-floor sky homes and three exclusive full-floor penthouses, with residences ranging from 245m² to 512m². All apartments face east over Rainbow Bay and Snapper Rocks, with upper levels also capturing views west across the Tweed River.

The building’s signature curved form features balconies with timber-look soffits cast directly into the concrete structure using specialised form liners — an innovative technique that eliminated traditional timber cladding, reduced installation time and delivered a durable, high-quality finish. The distinctive ‘bird’s beak’ architectural elements, repeated across all levels, were formed using custom-designed moulds developed specifically for the project, improving consistency and programme efficiency throughout the build.

Internal finishes are of exceptional quality throughout. Each residence features matched natural stone benchtops and splashbacks, premium Gaggenau appliances, wide-plank European oak timber floors, freestanding stone baths, custom joinery and a pedestal tile balcony system that creates a seamless indoor-outdoor transition. The three full-floor penthouses each include five bedrooms, five-and-a-half bathrooms, three living areas, a private wine cellar and four garaged car parks.

Level 1 provides direct beach access alongside beach lockers, surfboard storage and an outdoor beach shower. Level 2 houses the full wellness and lifestyle amenity: heated lap pool, sauna, gymnasium equipped with Technogym and pilates equipment, residents’ meeting room, office space and mail room. Construction on the steep, boundary-to-boundary beachfront site required all material handling to be managed by tower crane, with carefully coordinated deliveries direct to location throughout the three-year programme.

Rockpool sets a new benchmark for beachfront residential living on the Gold Coast. The 21-residence development at 154 Marine Parade combines Joe Adsett Architects’ distinctive curved form — including signature timber-look formed soffits and custom bird’s beak detailing — with interiors of exceptional quality: matched natural stone, Gaggenau appliances, European oak floors and seamless indoor-outdoor living across every level. Permanent, uninterrupted ocean views over Rainbow Bay and the Tweed River, direct beach access, and a full wellness amenity offering make Rockpool a genuinely rare address in the Queensland residential market.
