PROJECT HIGHLIGHTS

Tomkins delivered River Homes at Hamilton Reach — eight boutique freehold townhomes representing the largest premium residences within the $700 million Hamilton Reach master plan waterfront community at Northshore, Queensland’s largest urban renewal project.

Designed and constructed for Frasers Property Australia under a Design and Construct contract, the development comprises four two-storey and four three-storey townhomes ranging from 295m² to 396m² in area. Each home features four bedrooms with individual ensuites, a private plunge pool with entertaining terrace and uninterrupted views over the Brisbane River.

The project continued Tomkins’ established relationship with Frasers Property Australia, building on the earlier delivery of the Master Builders award-winning Newport apartments within the same Hamilton Reach precinct.

Situated within an active, staged master plan community, the River Homes project required careful coordination with the broader Hamilton Reach estate and limited street frontage. The compact site at Northshore demanded meticulous traffic management for crane lifts, concrete pumps and large deliveries throughout the construction programme.

Ground conditions presented a significant early challenge. Timber piles ranging from 18 to 23 metres in depth were required across the site, with each pile needing an integrated pile cap and strip footing to satisfy BCA requirements for construction timbers in Queensland. A rapid redesign incorporated the additional footings without disrupting programme.

The signature interior voids — rising 6 metres in the two-storey homes and 9 metres in the three-storey homes — required multiple scaffold reconfigurations to allow concurrent trade access for sheeting, setting, painting and services fit-off while stair and feature screen installation progressed. The internal stairs were welded on site to achieve the precision alignment required at each slab, screen and balustrade connection point.

Feature blackbutt timber screens presented a material selection challenge: approximately 40 per cent of each delivery was rejected on site due to bowing or distortion. Selected lengths span from 3 metres up to 6 to 9 metres and are fixed with fully concealed fixings. Coordination of external screens with the glazing and cladding required close collaboration between the glazier, metalworker and cladding subcontractors to achieve the design intent, structural adequacy and weathertight performance required by the marketing imagery.

Each home features a fully integrated C-Bus digital control system, individual internal lift (three-storey homes), Miele appliances, integrated Liebherr refrigeration, 195-bottle wine cabinet and a luxury en suite with freestanding bath and elevated river outlook. The 48 individual service connections across the eight freehold properties,  covering sewer, water, stormwater, gas, electrical and data, required strict coordination with existing in-ground infrastructure to avoid clashes.

“
We were thoroughly impressed by the quality of workmanship managed by Tomkins. Tomkins took a long-term view of business, and worked with us to overcome challenges and find solutions. We would have no hesitation in recommending Tomkins as a competent and professional building contractor.
