Tomkins delivered the Reward Hospitality Warehouse at Yatala, a 13,527m² distribution facility built for Frasers Property Australia and tenanted by Reward Hospitality. Comprising an 11,722m² warehouse and 1,805m² of office space, the project marks the third development Tomkins has completed with Frasers Property Australia and was designed to support a 24 hour, seven day operation.

The facility gives Reward Hospitality a modern, flexible distribution centre with storage capacity well beyond its previous premises, including full-height racking provisions, heavy and light duty pavements, and a showroom-integrated office for product demonstrations.

Construction required close coordination with a separate contractor engaged by Frasers Property Australia to build boulder retaining walls on an adjoining section of the site. Shared site access, delineation of works and a controlled, staged handover needed careful managementand Tomkins worked closely with the retaining wall contractor to sequence trade access and minimise delays to the wider programme.

The design responded to Reward Hospitality’s need for a facility capable of running 24 hours a day, seven days a week. Structural and building elements were configured to allow internal reworking of the warehouse with minimal disruption to Reward Hospitality’s operations as tenant, while full-height racking provisions maximised storage capacity within the building envelope.

Tomkins managed the design and construction of a rooftop solar power system, contributing to a 4 Star Green Star Design and As Built accreditation for the facility. Throughout delivery, Tomkins ran a value engineering process across multiple programme reviews, refining design and cost outcomes without compromising the brief.

The completed office incorporates a showroom fitted with gas and other services, allowing Reward Hospitality to demonstrate its products and appliances to visitors, in addition to standard office accommodation for staff.

The completed Reward Hospitality Warehouse gives Frasers Property Australia and its tenant a distribution centre built for the long term, with the storage capacity, racking provisions and round-the-clock operational design to support Reward Hospitality's growth. It stands as the third project Tomkins has delivered for Frasers Property Australia, reinforcing a construction partnership built on consistent, on-budget delivery.
