PROJECT HIGHLIGHTS

Tomkins delivered Rivello — a 22-level luxury residential tower within the Portside East precinct at Hamilton on Brisbane’s inner-north riverfront. Developed by Brookfield Properties and designed by Cottee Parker Architects, the project comprises 150 premium apartments ranging from one to five bedrooms, six cold-shell retail tenancies, 228 car parking spaces and two rooftop recreation decks.

Rising from a one-level basement to Level 19, the development offers a full spectrum of residential living, from typical apartment floors through sub-penthouse and penthouse levels with private gyms and cinema rooms, to a pair of shared recreation decks featuring a wet-edge pool, spa, steam room, sauna, private dining room, residents’ lounge and wine store.

Rivello stands as one of Brisbane’s most architecturally refined high-rise residential deliveries, defined by its distinctive rooftop feature ribbon, grand living-wall lobby and high-quality facade detailing.

Rivello at Portside East is a 22-level, 150-apartment luxury residential tower delivered by Tomkins for Brookfield Properties in Hamilton. Designed by Cottee Parker, the 32,585m² development encompasses a one-level basement, ground-floor retail and lobby, four podium levels, 11 typical apartment floors, sub-penthouse and penthouse levels, and two rooftop recreation decks.

Construction within the active Portside East precinct required careful interface management with neighbouring Gallery House residents and the existing Portside retail and dining precinct. An overhead pedestrian gantry was installed to maintain safe public access throughout the build programme. A sheet pile retention and active de-watering system was used for the basement excavation, with ground water chemically treated prior to discharge.

Standout features include a ground-floor lobby with architecturally detailed columns wrapped in live greenery to 5 metres high, and a rooftop feature ribbon — a structural steel element extending 5 metres above Level 18 — which gives the building its distinctive skyline identity. The facade combines precast concrete ribbons, aluminium blades and multiple cladding types, requiring precise sequencing to maintain the architectural intent.

A tower crane was positioned and programmed in consultation with CASA given the proximity to Brisbane Airport airspace, with a load-limiting and zoning device installed to manage oversail restrictions throughout construction.

The penthouse levels on Levels 17–18 incorporate private gyms and cinema rooms. The upper recreation deck (Level 19) features a wet-edge pool, spa, steam room, sauna and BBQ areas. Internal finishes were delivered to a premium standard throughout, with high-end joinery, acoustic separation of wet areas and a rigorous quality hold-point programme maintained from framing through to completion.

Rivello at Portside East delivers 150 premium apartments across 22 levels, anchored by a landmark ground floor lobby, rooftop entertainment decks and a signature architectural ribbon that defines the building’s skyline identity. For Brookfield Properties, the project represents a high-quality residential addition to the growing Hamilton waterfront precinct — providing a broad range of apartment configurations, activated ground-floor retail and premium shared amenity that supports the long-term liveability of the area.
