PROJECT HIGHLIGHTS

Tomkins delivered Panorama, a 30 storey residential tower for Arden Group at 37 Mayne Road, Bowen Hills. Built under a Design and Construct contract, the 30,000m² development comprises 256 apartments across 27 levels, five retail tenancies and six levels of parking. Panorama offers residents sweeping views across Brisbane, from the city skyline to the west and the Brisbane River running through to Fortitude Valley in the east, to the Glasshouse Mountains in the north.

The project includes ten purpose built units delivered for Summer Housing, a not for profit providing accessible housing for people with disability, reflecting Tomkins’ ability to adapt scope and design without compromising the construction programme.

Constructed on a tight infill site in Bowen Hills bordered by existing buildings, Panorama presented significant staging and logistics challenges. With minimal room within the site boundary for loading and storage, the project team negotiated temporary use of a neighbouring development’s land to keep materials moving without disrupting the build. Edgar Street, a key commuter thoroughfare bordering the site, was required to remain open to at least one lane of traffic throughout construction, managed under a dedicated traffic management plan prepared with an external consultant.

Partway through construction, Arden Group secured an in-line purchase from Summer Housing for ten units within the tower. Tomkins demolished and reconfigured the completed units to meet the Disability Building Code and AS1428.1, engaging a dedicated finishes foreman to manage the works within the existing programme. Achieving a flush transition between internal flooring and balconies, a requirement for compliance, required the team to trim window tracks and raise balcony levels using a pedestal and paver system that maintained proper drainage.

The build also proceeded through the onset of COVID-19, with the team managing changing restrictions that affected the overseas supply of custom aluminium windows, doors and floor tiles, while implementing site safety plans to keep work progressing. External works included an extension of Edgar Street to connect through to Hazelmount Street, later handed over as council infrastructure. Panorama was delivered two weeks ahead of the contractual completion date and within budget.

“
We found the Tomkins team to be very professional and easy to work with.
