PROJECT HIGHLIGHTS

Tomkins delivered a four-storey self-storage facility for National Storage in Wynnum, southeast Brisbane, responding to growing demand for storage options in the bayside corridor. The 9,960m² facility comprises 663 individual storage units across four levels, supported by two large-capacity lifts, three stair cores and a ground-level vehicle drive-through. The project features post-tensioned concrete slabs, a structural steel façade, Colorbond cladding and striking yellow LED-lit exterior detailing consistent with the National Storage brand. Completed in November 2023, the facility has since been adopted by National Storage as a benchmark for new facilities across their national portfolio.

The structure is built on concrete columns with three stair cores and two lift cores, each suspended slab post-tensioned and the building envelope comprising a structural steel feature façade, Colorbond cladding and yellow accent details with continuous LED strip lighting. Illuminated signage across multiple elevations reinforces the brand presence on this prominent corner site. A Box Shop, landscaping, new footpaths and 11 car parks complete the development. The facility’s solar PV system and rainwater tanks are sized to supply the entire building’s energy and water needs.

Construction presented several compounding challenges. Land contamination from buried building materials and a former service station required full remediation and geotechnical rectification before work could proceed — scope that was not fully known at contract award. With the site built to boundary, logistics were managed through just-in-time deliveries and top-of-site storage during the tower crane programme.

Post-COVID labour and materials shortages added further pressure. Key structural trades were replaced multiple times as subcontractors exited the market, and large post-tensioned slab pours — up to 350m³ completed within 12-hour windows — required concrete bookings placed three weeks in advance and additional DA approval for extended pour hours adjacent to a busy rail corridor.

Despite these headwinds, the project was delivered to a standard National Storage now uses as a benchmark for finish quality and operational layout across their development pipeline.
