PROJECT HIGHLIGHTS

Tomkins delivered the Mylan Warehouse at Bundamba — a purpose-built, climate-controlled pharmaceutical distribution facility for one of the world’s largest generic and specialty pharmaceutical companies. Constructed for developer Walker Bremer Park under a Design and Construct contract, the 10,093m² warehouse provides Mylan Pharmaceuticals with a TGA-compliant storage facility engineered to the strict regulatory standards governing pharmaceutical product handling in Australia.

The development includes a 10,093m² climate-controlled warehouse, a 700m² main office and amenity area and 10,035m² of heavy-duty external pavement. The facility incorporates a temperature-controlled high-security vault, advanced CCTV and access control systems, and a comprehensive Building Management System, positioning it as one of Queensland’s most technically demanding pharmaceutical warehouse builds.

Constructed on a 28,568m² site at Bundamba, the Mylan Warehouse required an intricate design response to meet the regulatory requirements of the Therapeutic Goods Administration (TGA) and the operational needs of a global pharmaceutical company. The core challenge was maintaining a stable internal temperature between 15 and 25 degrees Celsius across the entire warehouse floor, without deviation.

To achieve this, Tomkins developed an innovative facade and roof design incorporating 100mm-thick PIR cold-room panelling throughout the warehouse envelope. This construction method significantly reduced ongoing HVAC operational costs by dramatically improving the building’s thermal performance. Each of the facility’s Air Handling Units (AHUs) is monitored by three temperature sensors connected to a comprehensive Building Management System (BMS), which records temperature data every 15 minutes and can adjust mechanical components remotely to maintain the required setpoint.

Security was a primary design consideration. The facility includes an eight-metre high, temperature-controlled vault with capacity for more than 200 pallets of controlled drugs; a high-specification CCTV system designed for forensic investigation standard; 2.85-metre perimeter security fencing compliant with Australian Standard AS 1725; and swipe card entry to all access and egress points integrated with an Electronic Access Control and Alarm System (EACAS).

The project was delivered on time and within the client’s budget. A scope increase requested by Mylan during construction added security, electrical, racking and fire services works, which were managed without programme impact. Fortnightly stakeholder meetings maintained clear communication across the client, tenant consultant team throughout the 252-day construction programme.
