PROJECT HIGHLIGHTS

Tomkins delivered a purpose-built, temperature-controlled food distribution facility for Martin Brower within the Brisbane Airport Corporation precinct. The 8,075m² development supports Martin Brower’s logistics operations for McDonald’s, providing reliable cold-chain storage and distribution of fresh, frozen and chilled products across South East Queensland. The project achieved a 5 Star Green Star Buildings v1 Design & As Built rating and was completed on programme and within the agreed contract sum.

The facility incorporates specialised temperature-controlled environments including a −23°C freezer, 2°C chiller and temperature-controlled staging areas, all compliant with food-grade and AQIS standards. Supporting infrastructure includes eight loading dock bays, heavy vehicle access for Super B-Double combinations, a 625kW solar photovoltaic system, weighbridge, truck wash and EV charging.

Delivered under a Design and Construct contract with Brisbane Airport Corporation, the Martin Brower Industrial Development continues a long-standing and successful partnership between Tomkins and the Brisbane Airport precinct.

The facility comprises 7,507m² of warehouse and cold storage space and 569m² of office accommodation, with three distinct temperature-controlled environments — a −23°C freezer, 2°C chiller and staging areas, and a temperature-controlled dispatch zone — all compliant with food-grade and AQIS standards.

A key technical achievement is the multi-layer freezer slab system: a subfloor slab with embedded heated glycol pipework, insulated PIR panels and a reinforced structural wearing slab to prevent ground freezing and support heavy handling equipment long-term.

Challenging ground conditions at the rear boundary — only 300–500mm of structural fill over marine mud adjacent to a sensitive creek — required an innovative bridging foundation using graded rock over Tensar NX850 geogrid reinforcement, eliminating deep piling and protecting the adjacent waterway. A Keystone segmental retaining wall was constructed on the engineered platform.

Supporting infrastructure includes eight loading dock bays, Super B-Double and A-Double access, a weighbridge, truck wash, EV charging, semi-automated racking and insulated door systems with heat trace elements. A 625kW rooftop solar system, low carbon concrete and construction waste recycling contributed to the project’s sustainability outcomes.
