PROJECT HIGHLIGHTS

Tomkins delivered Stage 2 of the Jalrock Place industrial development at Carole Park — a high-quality speculative warehouse and logistics facility positioned directly behind the client’s existing Stage 1 building. The 6,105m² development provides a purpose-built industrial offering designed for broad tenant appeal, with a focus on operational efficiency, heavy vehicle access and long-term durability.

The facility was fully leased immediately after completion, validating the quality and functionality of the finished product. Delivered on time and within budget — and within a live operational environment alongside the active Stage 1 facility — the project demonstrates Tomkins’ capability to manage complex construction programmes while maintaining safety, programme certainty and client confidence.

The Stage 2 Jalrock Place development at Carole Park is a speculative industrial facility built to support flexible tenancy across a wide range of logistics and warehousing uses. Positioned behind the client’s existing Stage 1 warehouse, it represents a strategic expansion that enhances the overall value and functionality of the site.

The 5,620m² tilt panel warehouse features a 13.2-metre internal clearance, providing substantial vertical storage capacity. A 199m² mezzanine and 184m² office component complete the accommodation mix, with 19 on-site car parks serving both spaces. External hardstand areas have been engineered to accommodate B-double vehicle movements, with a 14-metre-wide cantilevered steel awning enabling all-weather loading and unloading operations at the dock face.

Structural and ground challenges defined the construction programme. Highly reactive subgrade materials, combined with an unseasonal wet season, created unstable working conditions across the site. Tomkins worked closely with the geotechnical consultant to implement a lime stabilisation and CBR45 capping strategy, restoring a safe and workable platform without compromising programme. A separate innovation involved redesigning the boundary retaining wall adjoining the Energex easement: an engineered sleeper wall system replaced the original block wall specification, retaining up to 4.8 metres while reducing cost, construction time and disruption.

The warehouse slab is burnished fibre-reinforced concrete — durable, low-maintenance and suited to heavy industrial traffic. Passive ventilation is provided through a two-stage louvre system and a large Airocle ridge vent, reducing reliance on mechanical systems and improving the internal working environment. A K25 sprinkler system is installed throughout. All works were delivered within a live operational environment, with critical service connections and structural tie-ins scheduled outside business hours to protect the existing Stage 1 tenancy.

Stage 2 was fully leased immediately after handover.

“
The finished facility is exactly what we wanted — delivered on time and on budget. As a first-time client it gave me confidence that the project was in capable hands.
