PROJECT HIGHLIGHTS

Tomkins delivered Homeworld Helensvale Stage 6 for repeat client Macpro Properties — a mixed-use retail and medical centre extending the existing Homeworld precinct at Helensvale on Queensland’s Gold Coast. The development comprises two buildings set across a 6,000m² suspended ground floor deck, incorporating approximately 3,000m² of retail tenancy space, a two-storey medical building, food and beverage tenancies and 118 on-deck car parking bays.

Built on a Q100 flood plain within the Coomera River catchment, the facility was engineered to sit approximately three metres above ground level, protecting it against a 100-year flood event. The project was delivered on a Design and Construct contract and opened in time for all tenants to trade during the Christmas period. It took home double honours at the 2020 Queensland Master Builders Awards, winning both the Health Facility Up to $20M and Retail Facility Over $5M categories.

Homeworld Helensvale Stage 6 is a two-building, mixed-use retail and medical centre delivered by Tomkins on behalf of Macpro Properties. The development sits on a 6,000m² suspended ground floor deck elevated approximately three metres above the Q100 flood plain of the Coomera River catchment — a structural response to one of the project’s most significant site constraints. Detailed volumetric studies and surveys were completed to ensure no structural element increased the Q100 flood level.

With the ground conditions extremely soft, 364 timber piles were driven approximately eight metres into the ground to support the structure. Drilling revealed approximately 1,000 tonnes of acid sulphate soil fill, which required specialist contractor Lantrak to remove, treat and dispose of at an approved facility.

The two-storey medical building required particular structural precision — the upper level houses a Queensland X-ray facility, demanding specific slab set-downs, load ratings and vibration isolation to protect the X-ray equipment in operation. Tomkins resolved this within the developer’s slab thickness parameters.

Scope also included Energex conduit works on Hope Island Road, where existing infrastructure was found to be incorrectly documented. After failed underboring attempts due to an unknown buried road, Tomkins coordinated a solution using supervised night works between 10pm and 5am to minimise traffic disruption, ultimately achieving permanent power connection.

Finish quality was a priority throughout. Sunhood cladding was changed from Colorbond to prefinished Cemintel board on Tomkins’ recommendation — avoiding the oil canning risk identified in the original spec. The on-deck car park was honed and sealed to achieve a polished concrete finish consistent with the development’s high presentation standard.

Tenants including Guzman Y Gomez, Queensland X-ray, Artius, Bear Boy, and Fish Hub opened in time for the Christmas trading period.

Homeworld Helensvale Stage 6 delivers a fully integrated retail, dining and medical precinct serving the northern Gold Coast community. Constructed on a Q100 flood plain with 364 timber piles and a 6,000m² suspended deck, the development required significant engineering rigour to meet both structural and flood compliance requirements. The result is a purpose-built mixed-use centre housing national food and beverage brands alongside specialist medical and allied health services — all under one roof, with 118 undercover car parks and direct access off Hope Island Road. Recognised with double honours at the 2020 Queensland Master Builders Awards, Homeworld Helensvale is a strong example of Tomkins' capability across complex retail and health construction.

The project received two Gold Coast Housing & Construction awards in the categories: Health Facility Up to $20M and Retail Facility Over $5M.
