PROJECT HIGHLIGHTS

Tomkins delivered the conversion of a former Masters Home Improvement hardware centre in Portsmith into a high-specification government office and retail centre for Home Consortium. Anchored by a Services Australia office of approximately 6,500sqm, the redevelopment transformed an industrial-style building into a welcoming, accessible facility providing essential community services, alongside retail tenancies including Amart Furniture.

The project was Tomkins’ ninth delivery for Home Consortium. Working closely with the client, the team reconfigured the existing warehouse into high-grade commercial office and retail space, and reshaped the building façade to lift its presence on the surrounding streetscape. The completed centre was recognised with two Master Builders Far North Queensland awards in 2021.

Converting an existing industrial building brought a series of design and engineering challenges that shaped the project. A central client objective was to move the building away from its industrial shed origins and align it with Services Australia’s goal of a welcoming, accessible facility. Working with the architect, the team designed a front-facing façade that echoes the shapes of the mountains and tropical rainforest visible on the horizon behind the building.

The client also required a column-free front-of-house and foyer to create a more functional retail space. To achieve this, Tomkins coordinated with the architect and structural engineer to design a two-metre-deep truss spanning more than 30 metres. The existing piled foundations were strengthened and a complex foundation modification was completed to allow for the column-free entrance.

The Cairns location made cyclone protection essential. As external cyclone shutters could not be installed, the design team used internal cyclone shutters to protect the facility from changing internal air pressure and glass failure caused by wind-borne debris. A secondary barrier of Crimsafe screens was installed as part of the glazing system, designed to withstand the rainfall intensities and wind pressures of a Category 5 cyclone.

Delivery also required managing multiple tenancies within a live environment, coordinating lessor works and individual tenancy fit-outs against tight timeframes so that lessor obligations were met at each stage of the project.

Sustainability was managed with a Green Star consultant to ensure modifications to the existing structure aligned with the environmental targets. The facility includes solar panel installations outputting up to 200kW and the capacity to collect and fully reuse all rainwater collected on site. More than 10,000sqm of ceiling grid was installed across the building as part of the fit-out.

“
It has been a pleasure dealing with such an accomplished operation and I have been particularly impressed with the manner in which their entire operation was committed to getting the job done no matter what challenges were thrown their way.

Project Manager, Home Consortium

The completed centre gives Far North Queensland a welcoming, accessible home for essential government services, paired with a retail offer that returned a disused industrial site to active community use. For Home Consortium, it demonstrated how an ageing hardware centre could be reworked into high-grade office and retail space, and marked the ninth project delivered by Tomkins for the client.

  • Conversion of a former Masters Home Improvement hardware centre.
  • Services Australia government office of approximately 6,500sqm.
  • More than 12,000sqm of gross lettable area refurbished, within a warehouse building of around 13,000sqm.
  • Retail tenancies including Amart Furniture.
  • Column-free foyer created with a two-metre-deep truss spanning more than 30 metres.
  • Existing piled foundations strengthened to suit the new structure.
  • Internal cyclone shutters protecting against internal air pressure change and wind-borne debris.
  • Crimsafe screens rated to Category 5 cyclone wind and rainfall.
  • Façade profile designed to echo the surrounding mountains and rainforest.
  • Solar installations outputting up to 200kW.
  • Full rainwater collection and reuse.
  • More than 10,000sqm of ceiling grid installed.
