Tomkins delivered the Haymans Electrical Warehouse at Brisbane Airport for BNE Property, the property development arm of Brisbane Airport Corporation. The Design and Construct project provides Haymans Electrical with a purpose-built warehouse and office facility within the Brisbane Airport precinct, combining large-scale storage and trade sales operations with high-quality corporate office accommodation.

The development comprises a 4,600m² warehouse with full-height storage racking, trade sales area, workshop and warehouse offices, alongside a two-storey office building featuring open plan workstations, glazed boardroom spaces, a customer lounge, staff gymnasium and an outside staff recreation area. Supporting infrastructure includes concrete hardstands, a car park, bio basin, landscaping and a 390,000-litre fire tank/sprinkler protection system.

Delivered two weeks ahead of schedule, the project reflects the strong ongoing relationship between Tomkins and Brisbane Airport Corporation across the airport precinct.

Construction within an active airport environment required close coordination with Brisbane Airport Corporation and compliance with the airport’s strict operational protocols, including airside access management and site security requirements.

The warehouse is designed to support Haymans Electrical’s trade and distribution operations, with full-height storage racking, a dedicated trade sales area, workshop space and warehouse offices integrated into the warehouse floor. The 390,000-litre fire tank and sprinkler protection system was purpose-designed to service the high-rack storage configuration.

The two-storey office building sets a high standard for operational workplaces within the airport estate. Features include a passenger lift, open plan workstations, glazed partition boardroom spaces, a customer lounge, staff gymnasium and an external staff recreation area. Extensive glazing across the office facade provides natural light and views across the airfield.

Tomkins implemented a rigorous Inspection and Test Plan regime throughout the build, ensuring no abortive works or reworking was required. Trade sequencing was carefully managed to provide subcontractors a free run for each respective discipline, minimising overlap and maintaining programme efficiency. The project was completed two weeks ahead of schedule, with workmanship quality noted by the client, tenant and consultants.
