PROJECT HIGHLIGHTS

Tomkins delivered Harbour One, a premium waterfront residential development within the established Sanctuary Cove community at Hope Island on the Gold Coast. Developed for Mulpha, the project comprises three low-rise residential buildings over a single-level basement car park, delivering a total built area of approximately 11,000m². The development includes two four-storey apartment buildings fronting the marina and eight two-storey townhouse dwellings to the rear, together with an open landscaped podium connecting the buildings and extensive external civil and landscape works. Harbour One introduced a premium, marina-front residential offering to Sanctuary Cove — combining the privacy of townhouse living with the amenity of high-specification apartment accommodation within one of Queensland’s most sought-after integrated lifestyle destinations.

The basement was constructed using permanent sheet pile retaining walls and reinforced blockwork retaining structures in close proximity to the Marina and existing waterfront infrastructure. Managing groundwater ingress and protecting adjacent assets required detailed geotechnical investigation, staged excavation sequencing and coordinated temporary works design. Continuous monitoring and regular surveying throughout the excavation process ensured structural movements remained within acceptable tolerances.

Well into the construction phase, four standard apartments across the upper levels of Buildings A and B were redesigned and amalgamated into two luxury penthouse residences. This significant mid-construction scope change introduced revised layouts, structural modifications, upgraded building services and bespoke architectural detailing. Close collaboration between Tomkins, the architect and the full consultant team — including detailed design workshops and early procurement of long-lead items — allowed the revised residences to be delivered without material impact to the overall programme.

Construction was delivered within the active Sanctuary Cove precinct, requiring detailed logistics and traffic management to maintain safe access for surrounding residents, businesses and Marina operations throughout. To achieve the quality standard expected of a luxury marina-front development, a complete full-specification apartment mock-up was constructed within Building A prior to wider fit-out. Comprehensive inspection and test plans, consultant hold points and staged quality reviews were implemented across all trades and finish categories.

Interior finishes include natural stone benchtops and splashbacks, Smeg appliances, Fisher & Paykel integrated refrigerators and appliances, high-quality timber laminate cabinetry, fully vitrified glazed porcelain floors or engineered timber floorboards, frameless glazing systems, ducted air conditioning, colour video intercom and a direct panic button connection to the Sanctuary Cove security network.
