PROJECT HIGHLIGHTS

Tomkins delivered Gateway@Murrarie for Goodman Group — a landmark two-building industrial estate at 33 Goodman Place, Murarrie, positioned directly adjacent to the Gateway Motorway in one of Brisbane’s most strategically connected logistics corridors. Designed and constructed under a Design and Construct contract, the development comprises two industrial buildings totalling 38,624m² of warehouse space and 3,127m² of office accommodation across four tenancy configurations.

Building 1 is a purpose-built 13,609m² distribution centre for Daikin, including a dedicated training centre and two-storey office fitout. Building 2 is a 25,015m² multi-tenancy facility designed to accommodate up to three separate occupants, each with their own office and dock infrastructure. The site includes heavy-duty hardstand suitable for B-double vehicles, recessed loading docks with load levellers, and on-grade roller shutter doors beneath 15m cantilevered awnings.

With high visibility from the Gateway Motorway, the project demanded premium architectural finishes and an exceptional level of sustainability performance. Gateway@Murrarie is targeting 6 Star Green Star Design and As Built (Building 2) and 5 Star Green Star Design and As Built (Daikin, Building 1), as well as WELL Core Platinum certification for the Daikin tenancy — placing it among the most sustainability-credentialled industrial developments in Queensland.

Gateway@Murrarie occupies a 116,764m² site adjacent to the Gateway Motorway and Port of Brisbane Motorway — two of South East Queensland’s most critical freight corridors. Major access roads into the estate are approved for B-double traffic, and Murarrie train station is within close proximity, providing workforce access. The site’s visibility from the Gateway Motorway shaped the design brief from the outset: premium architectural finishes were specified throughout, including off-form concrete panels, full-height glazing to office facades, timber-look aluminium battens and cladding, prefinished CFC panelling, and hollow core concrete soffits with exposed services to the four main office spaces.

Construction commenced during one of Brisbane’s wettest years on record, with sustained rainfall significantly impeding the earthworks and structural phase. The project team managed programme recovery through close coordination and sequencing, delivering the project to the client’s satisfaction.

Structural complexity was a defining feature of the build. Full-height retaining tilt panels to the Daikin warehouse reached approximately 8m tall and retained over 5m in depth to achieve a level warehouse floor, requiring close engineering and construction coordination throughout installation. The four office buildings incorporated hollow core suspended slabs with concrete topping, with over 200 planks installed across the development.

Sustainability was embedded across every system. The development features 967kW of installed solar photovoltaic capacity, solar hot water, rainwater harvesting for toilet flushing, washdown and irrigation, and water-efficient WELS-rated fixtures targeting an 82% reduction in potable water use. LED lighting with occupancy sensors and daylight controls achieves a 38% reduction in energy use. The project includes 20 electric vehicle charging stations, designated cycling facilities, and certified timber, PVC-free materials and low-VOC finishes throughout. All project team members were trained in Green Star practices prior to commencing work on site.

The project is the first industrial project in Australia to achieve WELL Core Platinum certification.

Gateway@Murrarie delivers a benchmark standard for sustainable industrial development in South East Queensland. With 38,624m² of warehouse space, premium architectural finishes, and a sustainability package targeting 6 Star and 5 Star Green Star ratings alongside WELL Core Platinum for Daikin, the development redefines what is achievable in speculative and owner-occupier industrial construction. For Goodman Group, it marks a significant expansion of their Brisbane logistics capability in one of the region's most strategically located freight precincts.
