PROJECT HIGHLIGHTS

Tomkins is delivering Freshwater Village, a new Woolworths anchored retail and mixed use development for Wattle Run Developments at Griffin in the City of Moreton Bay. Under a Design and Construct contract, the project transforms an approximately 25,953m² site on the corner of Brays Road and Arcadia Drive into a complete neighbourhood shopping village. The development includes a new Woolworths supermarket with Direct to Boot covered pickup, BWS, mall and specialty retail tenancies, a two level commercial building including a medical centre, an outdoor dining precinct and public piazza and extensive car parking, landscaping and site infrastructure. Now under construction, Freshwater Village will create a new retail and community heart for the growing Griffin community.

Construction at Freshwater Village is staged across four separable portions, allowing the Woolworths supermarket and adjoining retail to be delivered first, followed by the medical precinct, the outdoor dining and cafe buildings and the external car parks and landscaping.

The site sits within an established residential area, with civil upgrades to all three surrounding roads being delivered concurrently by separate contractors. Tomkins is closely coordinating traffic management, site access and programme with these external works and is using the future development area of the site for contractor parking to keep worker vehicles off neighbouring streets, supported by the encouragement of carpooling and public transport.

Early works centre on the piled and shotcrete retaining wall along the western boundary, a critical path element that unlocks the Woolworths building pad and enables completion of the northern access road. The main inground services follow, including the sewer and stormwater networks, two large detention tanks and stormwater quality treatment feeding a bio-retention basin.

The buildings are being constructed using site cast tilt panels and structural steel, with post-tensioned suspended slabs to the upper level areas and the Woolworths slab on ground poured progressively in eight stages. A strict inspection and test plan regime applies throughout, with independent third-party inspections of waterproofing and hold points on all critical structural elements. Handover is staged so that Woolworths fitout contractors gain dedicated access via the northern access road while the external car park works are completed.

When complete, Freshwater Village will give the growing Griffin community a genuine local centre: a place to shop, dine and access everyday services, such as medical, without leaving the neighbourhood. Anchored by a new Woolworths supermarket and framed around a landscaped public piazza, the development will deliver a long term community asset for Wattle Run Developments and a new focal point within one of the City of Moreton Bay’s residential growth areas.
