PROJECT HIGHLIGHTS

Tomkins delivered the Forest Glen Village Centre, a 4,534m² multi-use retail and medical precinct at the base of Buderim Mountain on the Sunshine Coast. Comprising three low-rise buildings — including a White’s IGA supermarket, Chemist Warehouse, boutique retail tenancies and a two-storey medical centre with GP, dental and allied health services — the centre provides 240 car parking spaces and has quickly become a hub for the growing local community. Delivered on time and within budget despite more than 60 days of rainfall during construction, the project created over 100 full-time jobs and engaged 675 workers on site, with 90% of subcontractors and 80% of materials sourced locally.

Forest Glen Village Centre comprises three buildings totalling 4,534m² NLA: a 1,911m² building housing the White’s IGA supermarket and boutique retail; a 907m² building with Chemist Warehouse and additional retail; and a 1,716m² two-storey medical facility featuring a GP practice, dental clinic and allied health services.

Due to its proximity to Eudlo Creek, a tributary of the Maroochy River, the project incorporated a 500m³ series of engineered Sediment Retention Basins, designed with Barlow Shelley Consulting Engineers and Tectonic Consulting Engineers. An automatic “Floc Box” dosing system monitored rainfall and dispersed flocculant to maintain correct pH and turbidity before discharge, with all outflows independently tested and passed by Sunshine Coast Council.

The two-storey medical building required a custom medical-spec “stretcher lift” — a 1,400mm x 2,000mm x 2,400mm elevator with satin stainless steel finish, braille buttons, LCD displays and auto-dial emergency phone — plus structural design to handle medical equipment loads while eliminating vibration between tenancies.

High-level sun screens across all three buildings were redesigned from structural steel to powder-coated structural aluminium, saving approximately 20 tonnes of steel and reducing craneage, weight and ongoing maintenance costs.

Construction overcame several challenges: over 61 days of rainfall, COVID-related labour and supply shortages, areas of uncontrolled fill requiring geogrid reinforcement, the insolvency of the original tilt panel contractor (quickly replaced without lost time), and a redesign of biofiltration wall footings from strip footings to a screw-piled solution. Early tenancy handovers required careful staging under Tomkins’ Think Safe Be Safe methodology, with individual handover agreements for each fit-out contractor. The project also included underground EV charging infrastructure as part of future-proofing the centre.

The development has become a genuine community hub, with a well-attended grand opening for the centre and White’s IGA Forest Glen.
