PROJECT HIGHLIGHTS

Tomkins delivered East Point, a three-storey mixed-use commercial and childcare development at 2 Brisbane Street, Ipswich — one of the most prominent corner sites in the CBD. Constructed under a Lump Sum contract for developer Benstead Holdaway, the project combines undercroft parking, a purpose-built early education centre and two cold-shell commercial tenancies across approximately 4,800m² of floor space.

Situated at the gateway to the Ipswich CBD with three street frontages to Brisbane, Limestone and Milford Streets, East Point is the first building encountered as traffic enters the city centre. The development was completed 9 weeks ahead of the 52-week contracted programme, demonstrating disciplined planning and strong site management across a constrained inner-city site.

East Point is a three-storey plus undercroft mixed-use development occupying a prominent corner site at the entrance to the Ipswich CBD. Designed by Solution Positive Architecture, the building provides undercroft car parking at basement level, a fully fitted early education centre for Bluebird Early Education Centres at ground floor, and two cold-shell commercial tenancies on Levels 1 and 2 ready for future fitout.

The childcare component includes purpose-designed learning rooms, each fitted with large-format illustrated wall murals, dedicated outdoor play areas featuring a bespoke timber playground with water play, artificial turf, sand pit and covered verandah with ceiling fans. A green wall feature with the Bluebird branding anchors the centre’s entry. Two passenger lifts service all occupied levels.

The facade makes a strong impression at street level, incorporating dark charcoal cladding, white render panels, ribbon glazing, black steel sunblade louvres and a ground-level timber-look pergola structure. The three-street frontage required careful management of access and deliveries under Council-enforced constraints on the Limestone Street entry, with deliveries limited to body trucks and concrete pours scheduled in early morning windows to minimise traffic impact on the broader Ipswich network.

Additional construction challenges included overhead high-voltage powerlines requiring fibreglass scaffolding panels and the use of spotters, TMR approvals for external works, and coordination of fire engineering compliance across design documentation. The project was delivered within budget and nine weeks ahead of the contracted 52-week programme.

From the very first consultation to the final touches, Tomkins and their team have consistently delivered outstanding results. What sets Tomkins apart is the genuine relationship we’ve built over the years — it feels like a partnership.
