PROJECT HIGHLIGHTS

Tomkins is delivering the new Direct Freight Express Transport Depot Warehouse at Heritage Park in Logan City, one of the largest transport depot developments currently under construction in South East Queensland. Engaged under an Early Contractor Involvement agreement progressing into a Design and Construct contract, Tomkins is delivering approximately 64,049m² of purpose-built freight infrastructure on a 14.2 hectare site.

The development comprises a main warehouse of 60 334m², multiple dual-level office buildings throughout the warehouse to support operations, a full-service truck workshop, truck washdown bay, truck refuelling facility, dedicated drivers’ quarters building, gatehouse and dedicated parcel pickup zone, supported by extensive concrete hardstand and 647 on-site car parks. Purpose-built with safety, efficiency and performance in mind, the new depot will strengthen Direct Freight Express’ national network, increase capacity and support the speed and reliability of its growing Queensland operations.

Delivered through a structured Early Contractor Involvement phase, the project has seen Tomkins engaged from the earliest stages of design to shape buildability, cost certainty and programme ahead of a Design and Construct contract. Early engagement of the architect, structural engineer and civil consultant, together with early power supply submissions, has been central to protecting long lead items and authority approvals.

The design responds to Direct Freight Express’ exacting operational requirements. The fire ring main is suspended at high level within the warehouse rather than buried in ground, protecting the slab and simplifying future maintenance. Floor quality is a priority throughout, with conventionally reinforced concrete slabs and armoured joints specified across the warehouse and concrete rather than asphalt selected for the external car park. More than 50,000m² of heavy-duty concrete hardstand surrounds the buildings, supporting continuous truck movements across the site.  Transfer Trusses of approximately 30m within the warehouse have been designed to account for operational requirements, allowing clear spans throughout.

Site constraints include overhead Powerlink transmission lines and easements along the site boundary, requiring careful coordination of car parking, lighting and hardstand layouts.

15m Cantilevered Awning run the full length of the building on both north and south elevations, providing all-weather cover to loading operations.

Once complete, the Direct Freight Express Transport Depot will be one of the largest purpose-built freight facilities in the Logan region, giving Direct Freight Express the capacity, speed and reliability to service growing freight volumes across Queensland and its national network. The depot represents a significant investment in high-performance infrastructure supporting Direct Freight Express' clients and continues Tomkins' strong track record of major industrial delivery across South East Queensland.
