PROJECT HIGHLIGHTS

Tomkins delivered a high-performance cold chain perishables distribution facility for global logistics leader DHL, located within Brisbane Airport’s Export Park precinct. Designed and constructed within a live airport environment, the facility supports time-sensitive freight handling and temperature-controlled storage, reinforcing critical supply chain infrastructure.

This award-winning project reflects Tomkins’ growing capability in the industrial sector, combining complex cold chain requirements with sustainable design outcomes and operational efficiency.

The DHL Cold Chain Perishables Distribution Warehouse comprises a 4,806m² industrial facility purpose-built to support both ambient and temperature-controlled logistics operations. Of this, 3,048m² is dedicated to ambient warehousing, while 2,000m² accommodates specialised cold rooms and freezer storage designed to maintain strict environmental conditions for perishable goods.

The facility also includes 700m² of contemporary office space, a five-bay sunken loading dock to streamline freight movements and a 1,800m² super awning providing all-weather protection for logistics operations.

Delivered under a Design & Construct model, the project required careful coordination of structure, services and refrigeration systems to meet the operational demands of a global logistics provider. Located within Brisbane Airport, the project also demanded strict adherence to site constraints, security protocols and staging requirements.

Sustainability was embedded throughout the design and delivery, with features including a rooftop solar array, reusable battery systems supporting warehouse operations, rainwater harvesting infrastructure and EV charging stations for electric forklifts. These initiatives contribute to reduced operational energy consumption and support the client’s long-term environmental objectives.

The project was recognised with a Queensland Master Builders Award for Commercial/Industrial Building ($10M–$20M), highlighting the quality of delivery and collaborative approach taken by the project team.
