PROJECT HIGHLIGHTS

Tomkins Commercial successfully delivered Centuria Industrial REIT’s state-of-the-art industrial facility in Bundamba, setting a new benchmark for sustainable warehouse design in Australia.

The 10,244m² development incorporates a high-quality warehouse and integrated office space, supported by expansive hardstand areas and efficient logistics infrastructure. Designed to achieve a 5 Star Green Star – Design & As Built certification, the facility demonstrates a strong commitment to sustainability, operational performance and future-focused industrial design.

Designing and delivering a 5 Star Green Star – Design & As Built certified industrial facility required careful coordination across all stages of the project. Working alongside a Green Star consultant, Tomkins ensured all construction processes, materials and systems aligned with the Green Building Council of Australia’s latest rating guidelines.

The facility incorporates a range of sustainability-driven features, including a 99kW rooftop solar system, rainwater harvesting for amenities and irrigation and integrated metering across electrical, mechanical and hydraulic services. These initiatives support long-term operational efficiency while reducing environmental impact.

A strong focus was also placed on material selection, with over 14.5% of construction materials comprising recycled content. This included recycled CBR, aggregates within concrete, reinforcement materials, roofing components and internal finishes.

The result is a highly functional and environmentally responsible industrial facility that exceeds client expectations while contributing to the advancement of sustainable construction practices.

The Bundamba facility delivers a highly efficient and sustainable industrial solution, combining large-scale warehousing with integrated office space and expansive hardstand areas. Designed to support modern logistics operations, the project balances operational functionality with industry-leading environmental performance.

The project received a Brisbane Housing & Construction award and a Queensland Housing & Construction award in the category: Excellence in Energy Efficiency and Environmental Management.
