PROJECT HIGHLIGHTS

Tomkins delivered the BallyCara Community Centre, known within the village as The Village Centre, for aged care and retirement living provider BallyCara at Scarborough. The 1,200m² development replaces the village’s previous community centre and brings resident services together in a single, purpose-built hub, including a library, hairdresser, meeting rooms, offices, laundry and respite rooms. Delivered under a Design and Construct contract and completed in 2019, the centre sits at the heart of an operating aged care community and continues an established construction partnership between Tomkins and BallyCara.

Replacing the community centre at the heart of a working aged care village is as much a logistics exercise as a construction task. The existing centre first had to be demolished, with residents, staff and visitors continuing their daily routines close to the work zone throughout. The Tomkins site team planned demolition and construction staging around the life of the village, working in close alignment with BallyCara’s own site management team so that access, deliveries and high-impact activities were managed with residents in mind. In the words of BallyCara’s Chief Executive Officer, disruption was “absolutely minimised” and goodwill was maintained across the community.

The completed two-level centre consolidates BallyCara’s resident services under one roof. A library, hairdresser, meeting rooms, offices, laundry and respite rooms sit within 1,200m² of new accommodation. A passenger lift provides step-free access between levels and a covered upper-level walkway beneath a galvanised batten screen connects the first floor while drawing natural light into the central community space below.

Delivered under a Design and Construct contract, the project formed part of a continuing programme of work for BallyCara, which the client has acknowledged as consistently high in quality while working to budget and agreed timeframes. That professional relationship, built across multiple projects within the village, saw Tomkins deliver this important community hub without major disruption to the people living around it.

“
Indeed it has been and continues to be a partnership rather than simply an ‘association.
Marcus Riley
Chief Executive Officer, BallyCara

The completed Community Centre gives BallyCara residents a genuine village heart: a place to meet, read, visit the hairdresser and access support services without leaving home. For BallyCara, the project adds lasting amenity to its Scarborough community and reinforces a construction relationship with Tomkins that now spans multiple successful projects across the village.
