PROJECT HIGHLIGHTS

Ballycara engaged Tomkins under a Design and Construct contract to deliver the Cairdeas Apartments, a new independent living complex within the established Ballycara Retirement Village. The building provides 36 apartments across three levels above a basement car park, in a mix of one, two and three-bedroom layouts.

The apartments were designed to give residents a high-quality finish and a home that can adapt as their care needs change, allowing them to remain in place. Delivered alongside an operating retirement village, the project extended a working relationship with Ballycara that has since led to further works across the site.

Built on vacant land within an operating retirement village, the project required close coordination with Ballycara throughout construction to protect the safety, comfort and daily amenity of existing residents.

The most significant technical challenge was meeting extensive fire separation requirements. The building was constructed as decks and columns only, using lightweight infill partition walls in place of conventional blockwork. This approach called for additional fire-rating dampers and in-wall baffles to achieve compliance and maintain fire compartment separation between apartments and levels.

The facade combines several external finishes, including express joint CFC, rendered concrete columns, linea board and glass balustrades, giving the building a contemporary residential character in keeping with the wider village. Specific design adaptations were incorporated into each unit to accommodate changing aged care needs and improve practicality and amenity.

The apartment mix comprises two one-bedroom, five two-bedroom, twenty two-bedroom-plus-study and nine three-bedroom homes. Each has a separate laundry, ensuite and adjoining balcony, with a storage cage in the basement and multi-lift access to every level. The project was completed ahead of the contract programme.
