PROJECT HIGHLIGHTS

Tomkins delivered a purpose-built freight and logistics facility at Brisbane Airport for Brisbane Airport Corporation, occupied by global courier and parcel delivery company Aramex. The project involved the design and construction of a large-scale industrial facility encompassing a 25,070m² warehouse, two-storey office accommodation, extensive loading and vehicle management infrastructure, and a substantial covered super awning area. Completed in March 2024 — four weeks ahead of program and within budget — the facility is configured to support Aramex’s 24/7 freight processing, parcel sortation and last-mile courier operations, making it one of Tomkins’ most technically complex industrial projects in the logistics sector.

The Aramex facility at Brisbane Airport was designed and constructed by Tomkins to meet the demanding operational requirements of a high-throughput national freight and logistics network. The 25,070m² warehouse forms the centrepiece of the facility, engineered to accommodate Aramex’s proprietary freight sortation equipment and system, with internal traffic management carefully planned to allow simultaneous processing of goods and safe courier van movements within the building.

The facility includes 310 internal van spaces and 157 external car parking bays, supported by 10 at-grade loading docks and 4 sunken loading docks. A 2,415m² super awning provides covered access across the loading precinct, with heavy-duty and light-duty pavement designed to meet the sustained load demands of logistics vehicles operating around the clock.

A two-storey main office of 1,050m² and an internal dock office of 80m² provide fully fitted commercial-grade workplace amenities. The office façade features a bold architectural expression with signature red vertical fins and full-height glazing, reflecting Aramex’s brand identity while providing a functional and modern working environment.

The warehouse floor slab was constructed using fibrecrete — a fibre-reinforced concrete system that eliminates the need for traditional steel mesh and rebar. This approach delivered enhanced crack resistance, improved strength and load capacity, superior long-term durability and a reduced carbon footprint compared to conventional reinforced concrete construction. The facility was also designed and oriented to maximise natural light penetration and minimise the effects of prevailing weather.

Construction at Brisbane Airport presented a unique constraint: the site lies within the flight path of Brisbane Airport’s active runways. Tomkins conducted a thorough assessment and obtained the necessary approvals from CASA prior to mobilisation, with crane operations strictly managed to avoid penetrating runway approach and departure surfaces. Coordination with Aramex’s Dubai-based global headquarters for design and value management decisions was facilitated through structured stakeholder workshops, ensuring timely resolution of approvals across multiple time zones.

The project was delivered four weeks ahead of the contracted programme, with offsite prefabrication of precast concrete panels playing a key role in maintaining schedule — eliminating weather-dependent delays associated with in-situ casting. The project was also completed within the original client budget. Tomkins’ repeat relationship with Brisbane Airport Corporation reflects an ongoing commitment to reliable delivery and proactive stakeholder engagement across the airport precinct.
