Tomkins delivered Aqua View Apartments at Kings Beach, Caloundra for Saintsun Development under a Design and Construct contract. The eight-level residential development comprises 31 two- and three-bedroom apartments, each oriented to capture ocean views and sea breezes across the beaches of Caloundra. The development includes landscaped gardens, a BBQ area, sundeck and a fenced saltwater pool overlooking Kings Beach. Practical Completion was achieved ahead of the contracted programme.
Situated on a prominent elevated site at 29 Canberra Terrace, the project location was chosen specifically to maximise ocean views across Kings Beach. The hillside setting presented the primary construction challenge: steep topography created severely restricted pedestrian and vehicle access throughout the build programme, and the driveway connecting Canberra Terrace to Moreton Parade required a significant change in level over a short distance.
Designing and constructing the driveway to achieve the required rise and fall while satisfying all relevant local authority regulations was identified as a key milestone of the project. Due to the complexity of the work and the driveway’s position relative to other trades, it was scheduled as one of the final elements to be completed. The finished result is a distinctive feature of the development, with a steep but resolved entry that gives the building a strong street presence.
The project was delivered ahead of the contracted programme. Regular site and project team meetings, combined with proactive trade procurement in line with the established schedule, allowed the team to maintain programme throughout the 52-week build.
