The new National Storage facility at Wynnum is complete, delivering 663 storage units across four levels with a drive-through ground floor on a prominent bayside corner site.
Few recent projects have packed as many construction challenges into a single corner site, which makes the finished building all the more satisfying to hand over.
Delivered under a Design and Construct contract, the 9,960m2 facility answers growing demand for personal and commercial storage in the bayside corridor. Its four levels hold 663 individual storage units, served by two large-capacity lifts, three stair cores and a ground-level vehicle drive-through that runs through the centre of the building, with 4.5-metre clearance to the drive-through units.
The structure is built on concrete columns with post-tensioned suspended slabs, wrapped in a structural steel feature facade with Colorbond cladding. Yellow accent detailing with continuous LED strip lighting and illuminated signage across multiple elevations carries the National Storage brand on this prominent corner. A Box Shop retail tenancy, landscaping, new footpaths and 11 car parks complete the development, while a solar PV system and rainwater tanks are sized to supply the entire building’s energy and water needs.
Getting there took some solving. Land contamination from buried building materials and a former service station required full remediation and geotechnical rectification before construction could proceed, scope that was not fully known at contract award. With the building set boundary to boundary, site logistics ran on just-in-time deliveries and top-of-site storage during the tower crane programme.
Post-COVID labour and materials shortages added further pressure, with key structural trades replaced multiple times as subcontractors exited the market. The large post-tensioned slab pours, up to 350m3 completed within 12-hour windows, required concrete bookings placed three weeks in advance and additional development approval for extended pour hours beside a busy rail corridor.
The result speaks for itself. The finished facility now stands as a quality benchmark within National Storage’s development pipeline and a strong addition to the Wynnum streetscape for Australia’s largest self-storage provider.
