Tomkins has been awarded a new industrial project at Jalrock Place, Carole Park, delivering a large warehouse and office on a 12,234m2 site from October 2024.
The awarded works comprise Stage 2 of the Jalrock Place development at Carole Park: a speculative warehouse and logistics facility positioned directly behind the client’s existing Stage 1 building, designed for broad tenant appeal across logistics and warehousing uses.
The design centres on a 5,620m2 tilt panel warehouse with a 13.2-metre internal clearance, providing substantial vertical storage capacity. A mezzanine and office component complete the accommodation mix, with 19 on-site car parks. External hardstand areas are engineered for B-double vehicle movements and a 14-metre-wide cantilevered steel awning will enable all-weather loading at the dock face.
A standout element of the project is the boundary retaining wall adjoining the Energex easement, engineered to retain up to 4.8 metres. The team looks forward to a strong collaboration with J.N. Nicholson our client and I3 Consulting in resolving details like these as the project moves from design into delivery.
Construction begins in October 2024, with key milestones set for completion in 2025. Works will be delivered alongside the operating Stage 1 facility, so protecting the existing tenancy will guide sequencing throughout, with critical service connections and structural tie-ins planned around business hours.
Carole Park sits within one of Brisbane’s established south-western industrial corridors, and well-specified warehouse stock in the area remains in demand. Stage 2 is designed to meet that demand from day one and the team is looking forward to breaking ground.
