Tomkins have recently completed the construction of the new Haymans Electrical warehouse facility two weeks ahead of schedule for Brisbane Airport Corporation’s (BAC) property division, BNE Property.

The project involved the design and construction of a 4,600m2 warehouse, two-storey office, concrete hardstands and car park, bio basin, landscaping and a 390,000 litre fire tank and sprinkler protection system. The warehouse accommodates full-height storage racks, a trade sales area, warehouse offices and workshop. The office areas feature a modern lift, a mixture of open plan and managerial offices, customer lounge, staff gymnasium and outside staff recreation area, flexible boardroom spaces, extensive glazed partitions and premium bathroom finishes.

One of the stand-out features of this building is the sophisticated Building Management System including C-Bus and Clevertronics control systems, giving BAC full monitoring capabilities of all essential building services at head end, whilst the tenant enjoys one-touch control of its working environment and adaptive energy saving measures.

The quality of workmanship throughout the build has impressed all project stakeholders, including the client BAC, the tenant Haymans Electrical, and consultants. Tomkins is constantly developing and reviewing its internal quality management system, and a rigorous Inspection and Test Plan regime ensured there were no abortive works or re-working. Tomkins’ project team worked with subcontractors to ensure they had a free run for their respective trades wherever possible, which limited excessive overlapping of trades on site and improved speed and quality.

Despite delays due to external factors, the project was delivered on budget and ahead of the contractual completion date in less than 11 months. Testing and commissioning were carried out in accordance with the programme and completion documentation was submitted quickly. Defects rectification works were completed in a timely manner due to Tomkins’ experienced site management.

Open and ongoing communication with the project team ensured a smooth, collaborative process throughout the project and after completion. We found the Tomkins team to be very professional and easy to work with, and have built a strong relationship with Mike and the team.
